If there’s one thing Urbantec seems to have mastered, it’s transparency. Their financial management process isn’t just about sending out monthly statements, but it’s also about actually keeping boards informed and confident in every decision.

Several clients mentioned how much easier it is to understand where their money’s going, and more importantly, why.

For many condo boards, this transforms what can often be a stressful administrative burden into a smooth process.

We also liked how responsive they seem to be. From what we’ve gathered, they really follow through. Clients mentioned that staff members like Leah and Tim take time to listen, explain, and act.

One story that struck us was about a board member receiving a direct call from a manager to personally walk through a tricky issue.

Their maintenance also goes well beyond standard repairs. They don’t wait around for something to break before swooping in with a fix.

They’ve built a system designed to anticipate problems—routine inspections, capital planning, and seasonal preparations all feed into one another.

That said, we’ve also heard a few reports of occasional slip-ups, such as neglected lawns. It’s not really a dealbreaker for us, but it’s something to keep in mind.

Pros

  • Exceptional transparency
  • Reduces stress for boards
  • Responsive team
  • Personalised service
  • Proactive maintenance approach
  • Strong long-term planning

Cons

  • Occasional lapses in maintenance

The communication and responsiveness have exceeded expectations

“As a Condo Board member, our building was nervous about changing management companies, but we are glad we did! The communication and responsiveness over the first year have exceeded expectations. The guidance and support from Leah has been invaluable as we maintain and manage our assets.”

The team quickly identified the issue, fixed the leak, and restored everything beautifully. I highly recommend UrbanTec Team for their expertise and excellent customer service!”

When we started digging into Unison Property Management, both owners and tenants seemed genuinely content.

Tenants talked about smooth move-ins and maintenance issues handled before they even had time to stress about them.

A lot of renters mentioned how their property managers made the whole experience easy. It hints at a team that’s not just efficient, but also kind and communicative.

These are people who understand that managing property is as much about people as it is about paperwork.

Owners seem to echo that same feeling. Some have been with Unison for years, trusting them to handle everything.

This includes finding reliable tenants, fixing leaky faucets, and even managing the sale of the condo when the time comes.

One owner we spoke to described six years of worry-free ownership, thanks to Unison. That’s the dream for any investor. You get the rent, they handle the rest.

Now, we won’t sugarcoat everything. One owner mentioned frustration over how a damage dispute was handled, saying the explanation for a deduction was a bit vague.

It’s a small thing, but it does show that Unison’s style leans toward quick, efficient management rather than lengthy breakdowns and reports.

Pros

  • Strong tenant and owner satisfaction
  • Fast and reliable maintenance
  • Communicative team
  • Long-term reliability
  • Comprehensive service
  • Ideal for hands-off investors

Cons

  • Limited transparency for detail-oriented owners

Every interaction we had with him was very pleasant

“My partner and I rented a condo that was managed by Mike Conrod through Unison Property Management. Every interaction we had with him was very pleasant; he was always clear and concise with any information that needed to be passed along to us. He made our move-in and move-out process seamless, which made a potentially stressful situation incredibly easy. Great landlord and great person all around.”

He would get back to me quickly

“I reside in Toronto and bought a condo in Alberta. It is difficult to manage things from Toronto, and I needed a property manager. Then I spoke to Morgan. He is a very knowledgeable and professional individual. He found me tenants very quickly and got everything done efficiently. I did have a lot of questions and concerns because this is my first time renting out my property. He ensured that he addressed everything. Whenever I had an issue with anything, I would reach out to him, and he would get back to me quickly. If you are looking to rent your property and need a property manager, definitely reach out to Morgan! He is a reliable and professional individual!”

Business hours:

  • Monday to Friday: 8:30 AM – 4:30 PM

Equim Group’s strength lies in how they handle problems. Residents told stories of heating issues being resolved within days, not weeks.

What’s even better is that the team stays in the loop, making sure the job’s done right and everyone’s treated fairly.

In one instance, what could’ve been an unpleasant billing dispute turned into a surprisingly positive interaction. That’s because Equium took the time to listen and coordinate a fair outcome.

It says a lot about how they operate. They don’t shy away from responsibility, and they value long-term relationships over short-term convenience.

We also love their maintenance game. Residents have pointed to managers, whose attention to detail and proactive style have raised the bar.

The cleaning staff also gets plenty of credit, often mentioned for the way they keep shared spaces immaculate.

Still, there are some rough edges. Some residents have called out hiccups in communication, such as missed notifications during emergencies or slow updates from the admin side.

But to their credit, people have started to see improvements, which tells us Equium does take feedback seriously.

Pros

  • Quick and reliable problem-solving
  • Hands-on management
  • Strong conflict resolution
  • Proactive maintenance
  • High cleanliness standards
  • Responsive to feedback

Cons

  • Reports about slow updates from the admin

He has been absolutely fabulous to work with

“Pierce Elkhatib, resident condo manager, has been absolutely fabulous to work with. He is one way to be on the call in terms of helping us. We appreciate that being a condo manager comes with a lot of contact when people are upset. That’s why we want to give Pierce an outstanding review in terms of helping us work through A move from one Equium-managed property to another Equium-managed property. He’s maintained a sense of humour and a sense of commitment throughout all of our most recent dealings.”

– Brian Popp, Google review

“I am thoroughly impressed with the exceptional service provided by the condo management team! They are incredibly responsive, answering emails and requests for condo documents in a timely and efficient manner. Thanks to Larissa and Sadaf, who consistently went above and beyond to ensure our needs were met. Their professionalism, courtesy, and dedication to providing top-notch service. Thanks again!”

Business hours: Monday to Sunday: 7 AM – 7 PM

Citysearch Rental Network Inc. clearly lays out its service offerings. They’ve got different management plans depending on what kind of property owner you are—whether you’ve got one condo or an entire mini real estate empire.

It’s a simple but smart setup that lets clients pay for exactly what they need. You can tell they’ve worked with every type of investor and figured out how to keep things efficient.

The way they handle properties is impressive. Clients often describe their team as “on the ball.”

When one property owner moved out, their manager already had cleaning, photos, and listing prep underway in just a few days.

Event tenants seem impressed with how well-kept their condos are.

We heard feedback describing move-in days where everything was spotless and ready to go. There were no dusty corners, no forgotten repairs, just clean homes.

Where opinions start to split is their strict approach to rules and communication. It’s not that they’re being unreasonable; they’re just serious about keeping everything in order.

Still, for someone who prefers a more personal relationship with their landlord or management team, that kind of attention might feel a little intense.

Pros

  • Clear and flexible service plans
  • Efficient and proactive team
  • High property standards
  • Professional organisation
  • Great for investors and condo boards

Cons

  • Strict approach to rules
  • Communication sometimes lacks warmth

Very responsive and on top of everything

“I hired City Search about a month ago to manage a property. Anna has been very responsive to date and is on top of everything to get it listed as soon as possible. We moved out on September 18, and she is getting ready to list Sept 23. She has taken care of everything from dealing with the condo management to getting the unit cleaned and photographed.”

– Andrew Tuckey, Google review

The best Condo management company that I have dealt with so far

“It was a fantastic experience to deal with Citysearch as a condo board member of The Rise. Our property manager, Tia, is very responsive and professional. Citysearch is the best Condo management company that I have dealt with so far. Highly recommend Citysearch to all the condo boards.”

5. Rentch

rentch-logo

Address: 1550 5 St SW #204

Phone: +1 587-209-8464

Business hours: Monday to Sunday: Open 24 hours

Website

Rentch is proudly small, local, and actually present. Their rule is simple: they’ll only manage properties within five kilometres of their office.

At first, that sounded a bit restrictive to us, but once we dug deeper, it made sense. They want to be close enough to show up in person, not just for emergencies, but for the little things that often get brushed aside too.

One of their biggest bragging rights is their rent collection system. Rent hits landlords’ accounts every month on or around the first.

A few landlords even joked that once Rentch took over, they occasionally forgot they owned a rental. That’s how stress-free their experiences are.

We also like how they’re quick to reply and they don’t hide behind automated messages. You get real people who seem genuinely care about what they’re doing.

Rentch also gives landlords full access to everything: tenant details, invoices, and even email exchanges. It’s transparency done right. It gives you the peace of mind.

That said, a tenant mentioned that a so-called “luxury penthouse” didn’t quite live up to its fancy title. We wish Rentch could tighten up its property descriptions and quality checks to make sure what’s advertised matches reality.

Pros

  • Hyper-local focus
  • Reliable rent collection
  • Excellent communication
  • Strong transparency
  • Stress-free experience

Cons

  • Limited service area
  • Marketing accuracy issues

He was super gracious to me throughout the entire process

“Aaron and RENTCH are super efficient, clear and completely upfront about the current market conditions, what to expect and gave me options on both renting my unit Furnished Or Unfurnished. As an owner of a condo in Calgary, I highly recommend contacting Aaron. I am that person who has a million questions, and he was super gracious to me throughout the entire process.”

– Janis Caldwell, Google review

Professional, communicated well and responded to all our questions

“We used Rentch for property management and then subsequently to assist with the sale of our condo. Both experiences were exceptional! As property managers, Rentch was professional, communicated well and responded to all our questions in a timely manner. We were a bit worried since we were moving to a different province, but Rentch made the whole property management experience so easy.  The quality of the tenant they placed was really great…”
